Galliard Homes to Regenerate Leegate Shopping Centre

The vibrant borough of Lewisham in South East London is set to undergo a significant transformation following Lewisham Planning Committee’s recent approval of the regeneration of Leegate Shopping Centre. Acting on behalf of residential property developer Galliard Homes, the expert Planning team of property consultancy Knight Frank has successfully steered the proposal through planning.

Originally established in the 1960s, the Leegate Shopping Centre currently occupies a 1.92-hectare underutilised brownfield site. A brownfield site refers to an area that has been previously developed but is currently not in use, providing an opportunity for redevelopment.

Designed by Rolfe Judd Architecture, the approved scheme is rooted in sustainable regeneration, focusing on transforming this underutilised site into a vibrant, mixed-use community hub. The proposed buildings, reaching up to 15 storeys, will deliver a total of 562 new homes, 36% of which will be categorised as affordable housing.

Simon Welch, Director of Land at Galliard Homes, commented on the council’s decision, saying, “We welcome Lewisham Council’s decision and share its view that there is a real opportunity to deliver a new and vibrant mixed-use regeneration scheme on the site that responds to the way people live, work, and spend their leisure time.”

The project doesn’t just offer housing. It promises a host of other facilities aimed to support a thriving community. These include flexible commercial floorspace, a community centre, a public house, a medical facility, a gym, as well as a new public square and significant public realm improvements.

Lewisham, known for its close-knit communities and green spaces, is set to reap numerous benefits from this regeneration project. Not only will it bring much-needed new homes and infrastructure to the borough, but it’s also expected to drive increased investment and economic growth in the area. Furthermore, the regeneration will enhance connectivity and accessibility in the area, providing an added advantage for both current and future residents.

Commenting on the scheme, Anil Pallan, an Associate at Rolfe Judd Architecture, said, “Our vision and objective for this scheme was clear: to create a new distinctive urban quarter for Lee Green, bringing much-needed investment and new homes. This regeneration will not only transform what was Leegate Shopping Centre into a thriving neighbourhood, but will also preserve its distinct character, paying homage to its urban and historic setting.”
