The 15th of June 2021 marked an important moment in London’s history, as The OWO Residences by Raffles, one of London’s most iconic buildings, was launched. The building is Europe’s first Raffles branded residence and offers a rare opportunity to own a piece of Winston Churchill’s legacy.

85 homes are available in the impressive Grade II listed former Old War Office building, and emphasising the unique opportunity, the site has been closed to the public for over a century. Over the last five years, the London landmark has undergone a monumental transformation and is set to complete in 2022. The residences will also comprise the capital’s first Raffles hotel with 125 rooms and suites, a collection of nine restaurants and bars, and an immersive spa.

The OWO Residences by Raffles is situated at one of London’s most historically important and powerful addresses, the Old War Office, originally completed in 1906 and designed by British architect William Young. Formerly the site of the original Palace of Whitehall, home to Henry VIII and other monarchs, the building is steeped in history and has witnessed world-shaping events whilst influential political and military leaders, including Winston Churchill and David Lloyd George, held office. Its architecture inspired Ian Fleming to write the James Bond series after working for Britain’s Naval Intelligence Service. It was also featured in the Bond films, as well as The Crown drama series.

The iconic building was initially created as a mark of empirical British power, which helped it garner respect on a global stage. It is grand in size and features ceiling heights that reach up to 4.4m with full-length windows to match. The interiors reflect classic Edwardian architecture and have been adapted for modern living. They were created by design studio 1508 London and feature bespoke kitchens by Smallbone of Devizes. Many apartments incorporate original heritage features, such as oak panelling and mosaic flooring. The attention to detail in each home demonstrates the time spent perfecting the exterior and interior of the building.

Each residence is unique and has been designed to suit its location in the building. There are two stunning turret apartments elevated above the London skyline – and they offer a home like no other. Who is The Developer of the OWO Residences by Raffles?

At the heart of The OWO project is the Hinduja Group, an international multi-billion turnover group founded in 1914. They have been passionately committed to the building since its acquisition in 2014. The Hinduja Group has also worked with a team of experts, including Historic England and the Museum of London Archaeology, and appointed EPR Architects to oversee the extensive redevelopment. New York-based designer Thierry Despont is designing the hotel interiors.


The Hinduja Group has partnered with world-renowned Raffles Hotels & Resorts, and they will be operating the 125-room and suite flagship hotel at The OWO and the 85 branded residences. Raffles is well-known for having gracious and intuitive staff, personalised attention, and a timeless ambience. Residents at The OWO will also experience this luxury and bespoke service.

The OWO directly faces Horse Guards and is adjacent to St. James’s Park, 57 acres of stunning green space. Buckingham Palace, The National Gallery, The Tate and The Royal Academy are all nearby, and for those who like a bit of retail therapy, Regents Street, Bond Street and Jermyn Street are all within easy reach.
