In the heart of London’s bustling suburban landscape, a vision for a tranquil, energy-efficient home has come to life. Designed by Pow Architects and constructed by MH Costa, this ambitious property renovation involved the complete transformation of a dilapidated house into a sophisticated five-bedroom residence with a newly excavated basement. Completed in 2024, the project stands as a testament to collaboration, adaptability, and design excellence.

The journey began in 2015, when the client approached Pow Architects with a straightforward yet ambitious brief: to design and build a high-quality family home that would be a source of pride for all involved. While the brief evolved over time, this initial ethos remained at the heart of every decision.

Navigating the complexities of local planning requirements was one of the project’s first challenges. Unlike national guidelines, the local authority had unique policies that required creative solutions. To meet these conditions, the team commissioned specialist consultants to mitigate the need for affordable housing contributions, paving the way for approval to demolish the existing structure and build anew.

One of the standout aspects of this renovation was the construction methodology, particularly for the basement. A phased approach was adopted to optimise both time and cost. The process began with piling the basement using 300mm diameter piles, covered with 150mm of Gunnite for enhanced waterproofing. The ground floor slab and beams were then constructed with temporary piles in place, allowing the steel frame of the house to be erected above while excavation continued below.

This innovative approach saved several months on the programme and exemplified the collaborative effort between the client, architect, and contractor. The result was not only an efficient construction timeline but also a robust structural framework that supported the home’s vision.

The interiors of the house were crafted through partnerships with several international design practices, blending diverse influences into a cohesive, serene aesthetic. From sourcing bespoke cast stonework to selecting the perfect materials for window blinds, every detail was meticulously considered. The integration of advanced audiovisual systems and high-performance energy solutions further ensured the home was as functional as it was beautiful.

The home’s material palette and design elements convey a sense of calm. Timber accents, natural stone, and neutral tones define the living spaces, while expansive glazing brings in abundant natural light. The result is an inviting, contemporary family home that balances warmth with modern sophistication.

This project exemplified the phrase “labour of love.” The process wasn’t just about building a house; it was about creating a home tailored to the unique needs and aspirations of the family. From the early stages of purchasing the property to the final moments of occupation, the client was involved every step of the way, with Pow Architects and MH Costa offering guidance, expertise, and support.

The project’s adaptability played a significant role in its success. As the family’s needs evolved, so did the design. Whether it was adjusting layouts, rethinking spaces, or introducing new elements, the team approached every challenge with creativity and flexibility.

Despite the scale and complexity of the project, the home was delivered on time and within the original tender budget. This was achieved through meticulous planning, value engineering, and the expertise of a detail-oriented team. By fostering a strong working relationship between the client, architects, and contractors, the project avoided unnecessary delays or overspending.

The completed property is a masterpiece of contemporary architecture and engineering. Spread across multiple levels, it boasts spacious bedrooms, a well-appointed kitchen, and luxurious living spaces. The newly added basement includes a range of functional and leisure areas, from storage to a home cinema. Each room reflects thoughtful design, ensuring comfort and usability for family life.

The garden, designed to complement the home’s interior serenity, features landscaping that seamlessly blends with the house’s overall aesthetic. Outdoor spaces were carefully curated to provide a sense of privacy and tranquillity while remaining low-maintenance and practical.
