On Saturday 22 August, King’s Road Park opened its doors to the first chapter of the new landmark scheme in Fulham. King’s Road Park is the flagship project of St William, the joint venture between National Grid and the Berkeley Group. The scheme is the last significant development site within the South Fulham Riverside Regeneration Area and this space in South West London spans over 100 acres and will be transformed into a picturesque modern neighbourhood.

The development is planning to release more than 1,800 exceptional new homes, 100,000 sqft of commercial space, and 23,000 sqft of world-class residents’ facilities.

Buyers will have the opportunity to see what King’s Road Park has to offer, as they have opened a dedicated on-site marketing suite. The suite is set within the first completed permanent building on the site, and offers an early look at the key features set to be placed at King’s Road Park. This includes the bespoke architecture designed by EPR Architects and the exceptional landscaping by Gillespies. The landscaping is a distinctive feature which will define the new Fulham address and run throughout the 15.6 acres and introduce over six acres of: public park, square and residents’ gardens which are inspired by the style of a quintessentially English country garden.

The suite introduces the design and specification of the residents’ facilities which are built to an extremely high standard. These facilities, which are soon to come, will represent one of the largest of their kind in London and feature an extensive range of health, wellbeing, work and entertainment spaces. Drawing on EPR Architects’ luxurious design elements, the suite features: herringbone tile flooring, marble tables and booth seating finished in a rich aubergine leather. There is also a striking living ‘green’ wall that will form a feature backdrop to the residents’ facilities.

Coinciding with the launch of the marketing suite, St William also unveiled the Terrace Collection – the latest homes to reach completion in the exceptional new neighbourhood. These homes are an exclusive selection of 30 apartments and each of them features a large private balcony or terrace, with beautiful views over the public park or residents’ gardens.

Unveiling the Terrace Collection

Spanning the three contemporary buildings which make up the first phase of King’s Road Park, the Terrace Collection is designed to offer a true taste of the English countryside from the comfort of each home. Ranging from one-bedroom apartments to a breath-taking, 12th-floor, four-bedroom penthouse, each private balcony and terrace spans at least 150 sq. ft – all with charming outlooks over the surrounding greenery, and many with sunny south or south-west facing views.

Extending its unique landscape-led approach, St William has partnered with Gillespies to create a bespoke range of balcony packages for residents, encompassing both thoughtful planting and outdoor furniture.

Gillespies has also carefully crafted three ranges: Magnolia, Azalea and Camelia, and each of them comes in three sizes, tailored to each balcony or terrace size, with plant selections correlating to the aspect of each apartment.

Designed to be attractive, yet low maintenance, the verdant planters will offer colour and interest throughout the year. Additionally, the balcony packages, which are open to all residents, mirror the podium garden and ensure that the vertical landscaping at King’s Road Park is as spectacular as that on the ground.

A prime SW London setting

Located between Fulham Broadway and Imperial Wharf, King’s Road Park sits just 60 metres from the famous King’s Road and it is also within easy reach of the River Thames. It can also be said to be perfectly positioned, as it is on the doorstep of London’s most prestigious neighbourhoods: Chelsea, Belgravia and Fulham.

The King’s Road and Duke of York Square are well-known for their variety of stores, which range from designer couture to independent fashion boutiques, antiques and collectables. Duke of York Square also hosts a weekly artisan food market, with a host of popular restaurants including The Ivy Chelsea Garden and Bluebird Chelsea. Chelsea’s Design Quarter, which runs along the King’s Road to Lots Road, is considered London’s premier design destination and it has a diverse selection of interior brands, which offer both modern and vintage designs.

The area is also known for its rich culture, including: The Royal Court Theatre on Sloane Square, the Saatchi Gallery, and the annual RHS Chelsea Flower Show. The Hurlingham Club, a private members’ club, is also just a mile away.

Landscape-led living by design

Building on the area’s heritage and breathing new life into the former industrial site, King’s Road Park will create an impressive six acres of public park, central square and residents’ gardens. Drawing on the legacy of its south west London setting, the design is a clever evolution of classic English country gardens and regal London parks.

Set at the heart of the new neighbourhood will be an open public park, and this will create a green thoroughfare which will link King’s Road with Chelsea Harbour and Imperial Wharf Overground station. A network of green landscaped pathways have also been planned to reconnect the new address to the bustling Fulham streetscape, while the introduction of new commercial spaces in King’s road will also be easy to reach for those outside of the area and they will be able to enjoy one of the new restaurants or cafes.

Residents can enjoy access to a dedicated courtyard which comprises formal lawns, an ornamental water feature, a maze, a knot garden, seating areas, and an atrium which benefits from dedicated Wi-Fi enabled outdoor workspaces (including the private landscaped podium garden).

Meanwhile, a new meadow and the placement of new beehives will encourage nature and wildlife back into the area, and this will also help to support a sustainable future for the park, gardens and the wider Fulham area. The apartment buildings have been thoughtfully positioned to ensure all homes benefit from views of the beautiful landscape, with many private balconies and panoramic terraces giving residents the opportunity to enjoy the tranquil green setting from the comfort of their own home.

The landscape will eventually include the restoration of a Grade II* Listed gas holder, which is thought to be the oldest in the world, along with the refurbishment of two Grade II Listed heritage buildings and two locally listed war memorials.

A new benchmark for hotel-inspired five-star facilities

St William has commissioned the design expertise behind the iconic Rosewood London and The Ned, EPR Architects, to deliver a collection of world-class residents’ amenities at King’s Road Park, set to be one of the largest in the capital.

Capturing the essence of the world’s most exclusive private members’ clubs and luxury hotels, the wealth of amenities include: a full health and well-being suite with 25m swimming pool, a vitality pool, steam room and sauna, a spacious gym with two fitness studios, and two treatment rooms. Residents also have a full entertainment suite, including a virtual games room (featuring virtual golf), a retro games room with pool table, two cinema rooms, and a private dining room.

Thoughtfully designed for modern living, the indoor and outdoor facilities accommodate multi-purpose uses, for both business and leisure. There are also two dedicated meeting rooms and a study room, which provide private space for calls and meetings when working from home. Moreover, there is a residents’ lounge, a large, bright atrium, at the centre of the facilities. This lounge features a bar and working area with secluded booths and banquette seating, for everything from informal work catch-ups to a quiet coffee. A 24-hour concierge is also on hand to support and enhance the lifestyle of each of the residents at the development.
