We cover all RIBA work stages up to practical completion. We deal with all aspects of planning permission, building regulation approval and construction drawings.

Our skills lie in our ability to rigorously research, explore, develop and visualise our design proposals. We take care to develop our designs in collaboration with our clients and consultants, and ensure that we communicate our ideas in the most appropriate manner.

PRA makes use of the latest design and modelling technology along with having a deep understanding of the building process including a thorough understanding of legislative and technical requirements for all types of sectors.

We have a detailed understanding of buildings and the construction process and we will assist you to maximise the potential of your project with a bespoke, individually tailored solution.

Architectural Services
Feasibility, concept design, site and building surveys, and full planning design services

PRA’s extensive experience in strategising, preparing, progressing and managing planning consents and other approvals, as well as associated reports and documents that may be necessary to support an application.

It is imperative that all required approvals are in place prior to work commencing and any new development or building alterations comply with national and local planning policies.

Whether your project involves ‘Planning and Listed Building Consent’, ‘Licence to Alter or change of use’ or is within a restricted location such as a green belt, conservation area, special protection area or area of outstanding natural beauty.

We can assist you and guide you through the process or manage the process on your behalf.

PRA has achieved planning approved schemes in numerous locations from dense infill sites in London to green belt, area of natural beauty sites , conservation areas and listed buildings in Surrey.

Pre-construction, tendering process, building regulation approval and detailed construction drawings

We love to progress our schemes once all required consents are approved to build the scheme and see it physically come to life and complete on site. PRA can either continue the project to completion or take on the technical design and delivery stage from a planning consented scheme even if it is designed by another architect.

Design Consultancy

We have played a key part helping to design new build residential homes and extensions as a third party. PRA help to advise on design options and optimise proposals either prior to planning or after the planning process. We have done this as an additional consultant to the scheme, even if the client already has an architect employed.

Interior Design and Material specification

As architects we love ensuring new spaces can show the architectural design it’s best with specific interior fittings, bespoke furniture and lighting design.

We can offer additional interior and material advice by producing relevant drawings and a contents specification. This process coordinates the whole scheme as one well rounded and crafted design.

Master planning

From large-scale mixed-use developments to the creation of new communities, we provide everything from conceptual proposals, to urban design strategies.

3D Modelling and visualisation

We offer 3d modelling services both physical and virtual reality be it as part of the design process, for planning meetings or just a separate request.

Party Wall advise

The Party Wall etc. Act 1996 provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. A building owner proposing to start work covered by the Act must give adjoining owners notice of their intentions in the way set down in the Act.

CDM (2015) Regulations

CDM (2015) Regulations were introduced to ensure that all aspects of health and safety are properly considered during the design development and construction process. In order to fulfil these duties under the regulations it is now necessary to appoint a ‘Principal Designer’ who will work with you and the ‘Principal Contractor’ to coordinate any health and safety matters. We will work with you throughout the pre-construction phase to design and advise health and safety considerations.
